City of Lackawanna Reassessment Project

The City of Lackawanna is committed to providing fair and equitable assessments in each annual Assessment Roll so that property owners pay only their fair share of property taxes. The last city-wide assessment revaluation took place in 2005. The Lackawanna Common Council approved the Department of Finance, Division of Assessment to request to perform a full City-Wide Revaluation for the 2020 Assessment Roll which will be finalized on March 1, 2020. The City has contracted with ENPM ( Emminger Newton Pigeon & Magyar Inc.)  to assist the City on this project. 

Accurate property inventory/information is vital to an equitable assessment. Commencing in Mid October of 2018, and continuing today,  the City of Lackawanna alone with the contractor will be reviewing and collecting information on your property. The information on your property is now available on the City's Website for you to review (click here). We ask that you confirm the information on your property and make any changes in the areas provided. This updated information will enable us to compare and review the market values of all of the properties in our community and then based on the current real estate market, determine fair and equitable assessments.

ASSESSMENT DISCLOSURE NOTICES FOR THE 2020 REASSESSMENT PROJECT HAVE BEEN MAILED

On October 18, 2019 Disclosure Notices were mailed to all property owners in the City of Lackawanna.

The reassessment project on all real property in the City of Lackawanna is complete. Residents and business owners will soon be receiving the disclosure notices in the mail. The 2020 Assessment Preliminary Disclosure Notices include assessments based on current market values to ensure that every property owner is paying only their fair share of property taxes. Each assessment disclosure mailer also contains an information sheet on locations, dates and times for Informal Review Sessions where property owners can seek assistance and speak with the project contractor about their specific assessment.

If, in your opinion, your preliminary 2020 assessment does not accurately reflect market value, you should schedule an informal review meeting with a representative of ENPM, Inc. by calling (716) 559-1952, no later than November 4, 2019. If you have any questions regarding your Preliminary Disclosure Notice or the informal review process, please call (716) 710-9817. All informal review sessions are by appointment only and will be scheduled during regular business hours, as well as on evenings and Saturdays. Informal Review Sessions will be held at the Lackawanna Senior Center, 230 Martin Road, Lackawanna, New York.
